This policy explains what personal information Dina Velezhas Homes ("we," "us," "our") collects through dinavelezhashomes.com and related pages (the "Site"), how we use and protect it, and the choices and rights you have. Dina Velezhas is a licensed real estate agent affiliated with Keller Williams Realty.

We only collect information you choose to give us, plus a small amount of technical data needed to keep the Site secure:

Contact form: name, email address, phone number (optional), what you're looking for, and your message.
Tour signup form: name, email address, and phone number.
Automatically collected data: your IP address, browser/device information (user agent), and the time of submission, logged with every form submission for spam and fraud prevention and site security.
Anonymous link-click analytics: if you visit our link page, we count clicks using a one-way, daily-rotating hash derived from your IP address and browser — it cannot be reversed to identify you and is discarded/rotated automatically the next day. This is not a cookie and is not linked to any form submission you make.

We do not use third-party advertising trackers or pixels (e.g. Meta Pixel, Google Ads remarketing tags), and we do not sell or share your personal information with data brokers or advertisers.

Cookies

The only cookie this Site sets is a first-party, HttpOnly session cookie used solely to keep our staff signed in to the private admin dashboard. It is never set for site visitors browsing or submitting forms, and no marketing or third-party cookies are used.

How We Use Your Information

To respond to your inquiry and follow up about buying, selling, or investing in real estate.
To schedule and send confirmation emails for tour signups (sent via our email provider, Resend).
To contact you by phone, text message, or email about the inquiry you submitted.
To detect, prevent, and investigate spam, fraud, or abuse of our forms.
To comply with legal obligations and licensing requirements.

Consent to Be Contacted (Calls & Texts)

By submitting a form with your phone number and checking the consent box, you give your prior express written consent to be contacted by Dina Velezhas / Keller Williams Realty at that number by phone call or text message, including by automatic telephone dialing systems or prerecorded/artificial voice messages, regarding your inquiry. Consent is not a condition of any purchase or service. Message and data rates may apply. Message frequency varies. You can withdraw consent at any time by replying STOP to any text message, or by telling us directly by phone or email — we'll honor the request promptly.

How We Share Information

We share personal information only with the service providers necessary to operate the Site, and only for that purpose:

Resend — sends transactional confirmation emails on our behalf.
Hostinger — our web hosting provider, which stores the underlying data.

We may also disclose information if required by law, subpoena, or to protect the rights, property, or safety of Dina Velezhas Homes or others. We do not sell your personal information, and we do not share it for cross-context behavioral advertising.

Data Retention

We keep form submissions and tour signups for as long as reasonably necessary to respond to your inquiry and for legitimate business and recordkeeping purposes, after which they are deleted or securely purged. You can ask us to delete your information sooner at any time — see "Your Privacy Rights" below.

Data Security

We use industry-standard safeguards appropriate to a small business site, including: hashed (never plaintext) staff passwords, rate-limiting and lockout protection on the admin login, CSRF protection on every form, HttpOnly/secure session cookies, and server configuration that blocks direct public access to our database file. No method of transmission or storage is 100% secure, but we work to protect your information using these commercially reasonable measures.

Your Privacy Rights

Regardless of where you live, you may contact us at any time to:

Know / access what personal information we have about you.
Correct inaccurate information.
Delete your personal information from our systems.
Opt out of future calls, texts, or emails.

Because we do not sell or share personal information, there is no "opt-out of sale" process required. To exercise any of these rights, email us at dina@dinavelezhashomes.com from the same email address you used to contact us, so we can verify the request. We will respond within 45 days.

Children's Privacy

This Site is not directed to children, and we do not knowingly collect personal information from anyone under 16 years of age. If you believe a child has provided us information, contact us and we will delete it.

We may update this policy from time to time. The "Effective date" above reflects the most recent revision. Continued use of the Site after changes take effect means you accept the updated policy.
